Sheet 5 of 50 · CA

Home warranty companies in California

What the trade sells as a home warranty is, in law, a service contract: a paid promise to repair or replace named home systems and appliances. California's statute calls it a "home protection contract / home protection company". It is not a builder's or manufacturer's warranty and it is not homeowners insurance; the contract you receive governs.

Facts read on state pages; sheet drawn October 16, 2026.

  2. Contract forms do not need prior approval but must be filed with the Department (Ins. Code 12762-12764) Source.

The roster

The list below is California's own roster, printed as the state published it on its own date. Being on it means a company filed with the state. Registration is not a quality rating, it says nothing about claims paid or service, and a company missing from it may be registered under another name, such as the obligor printed in its contract.

The rows are not reproduced here: California's home protection companies are licensed by the Department of Insurance, whose list is a search tool and is not in the registry file this site holds. The file this site does hold is the consumer affairs bureau's, which covers appliance and electronics service contract administrators (104 names, file dated October 1, 2026), a different license. Read it at the source: Department of Insurance search, home protection companies.

This sheet carries no advertising card: the card appears on a roster sheet only once the client is on that roster.

Before you sign, in any state

  1. Ask for the full contract, not the brochure, and read the exclusions page first.
  2. Find the waiting period and the service call fee in the contract itself.
  3. Find the company that pays claims (the obligor) by name, and check that name on the state list if there is one.
  4. Note the cancellation terms and how a refund is figured.
