Home warranty rules in Vermont

What the trade sells as a home warranty is, in law, a service contract: a paid promise to repair or replace named home systems and appliances. Vermont's statute calls it a "service contract". It is not a builder's or manufacturer's warranty and it is not homeowners insurance; the contract you receive governs.

The rules, in plain words

  1. Providers of service contracts sold in Vermont or covering property in Vermont must register with the Commissioner, renewing every three years for $600. Source.
  2. Service contracts are declared not to be insurance under Vermont law. Source.
  3. Financial security options: a bond or deposit (minimum $25,000) plus a 40 percent reserve, a reimbursement policy, or a $50M net worth. Source.
