Home warranty rules in Colorado

What the trade sells as a home warranty is, in law, a service contract: a paid promise to repair or replace named home systems and appliances. Colorado's statute calls it a "home warranty service contract". It is not a builder's or manufacturer's warranty and it is not homeowners insurance; the contract you receive governs.

Facts read on state pages; sheet drawn October 16, 2026.

The rules, in plain words

  1. Every home warranty contract must list exclusions, limits, the claim procedure, repair timing and an exact end date Source.
  2. Contracts issued or renewed from July 1, 2024 that cover gas appliances must offer an electric or heat pump replacement option Source.
  3. Home warranty companies are not registered or licensed, and no agency takes complaints or disciplines them Source.

The roster

We found no roster that Colorado publishes for home service contract companies. If the state starts one, this sheet will print it as the state's own list on its own date. Registration, where a state keeps it, is not a quality rating.

Colorado's home warranty chapter was scheduled to repeal on September 1, 2026; a 2026 bill proposed keeping it, and whether that bill became law was not confirmed in this build.

Before you sign, in any state

  1. Ask for the full contract, not the brochure, and read the exclusions page first.
  2. Find the waiting period and the service call fee in the contract itself.
  3. Find the company that pays claims (the obligor) by name, and check that name on the state list if there is one.
  4. Note the cancellation terms and how a refund is figured.
