Home warranty rules in Indiana

What the trade sells as a home warranty is, in law, a service contract: a paid promise to repair or replace named home systems and appliances. It is not a builder's or manufacturer's warranty and it is not homeowners insurance; the contract you receive governs.

Facts read on state pages; sheet drawn October 16, 2026.

The rules, in plain words

  1. Indiana's service contract law (IC 27-1-43.2) applies only to certain automobile service contracts. Source.
  2. For home, personal goods and utility contracts that count as insurance, the Department applies Bulletin 78. That bulletin treats a contract backed by a reimbursement insurance policy as not insurance. Source.
  3. The Department stopped accepting service contract filings in 2014. It takes reimbursement policy filings only. Source.

The roster

No roster of home service contract companies published by Indiana could be confirmed in this build. If the state starts one, this sheet will print it as the state's own list on its own date. Registration, where a state keeps it, is not a quality rating.

No Indiana statute specific to home warranties was found, and the state's statute site could not be read in this build.

Before you sign, in any state

  1. Ask for the full contract, not the brochure, and read the exclusions page first.
  2. Find the waiting period and the service call fee in the contract itself.
  3. Find the company that pays claims (the obligor) by name, and check that name on the state list if there is one.
  4. Note the cancellation terms and how a refund is figured.
