Sheet 44 of 50 · UT
Home warranty companies in Utah
What the trade sells as a home warranty is, in law, a service contract: a paid promise to repair or replace named home systems and appliances. Utah's statute calls it a "home warranty service contract". It is not a builder's or manufacturer's warranty and it is not homeowners insurance; the contract you receive governs.
Facts read on state pages; sheet drawn October 16, 2026.

The rules, in plain words
- Utah defines a home warranty service contract as a service contract covering repair or replacement of home components, systems, or appliances, sold by someone other than the builder, seller, or lessor. Source.
- Providers must register at least 30 days before selling, file contract forms, pay a yearly fee before March 1, and back contracts with a reimbursement insurance policy. Source.
- Contracts must disclose limited regulation by the Insurance Department and no guaranty association coverage. Source.
The roster
The list below is Utah's own roster, printed as the state published it on its own date. Being on it means a company filed with the state. Registration is not a quality rating, it says nothing about claims paid or service, and a company missing from it may be registered under another name, such as the obligor printed in its contract.
The rows are not reproduced here: Utah's list is a licensee search, not a published list, and its rows are not in the registry file this site holds. Read it at the source: Utah Insurance Department licensee search.
This sheet carries no advertising card: the card appears on a roster sheet only once the client is on that roster.
Before you sign, in any state
- Ask for the full contract, not the brochure, and read the exclusions page first.
- Find the waiting period and the service call fee in the contract itself.
- Find the company that pays claims (the obligor) by name, and check that name on the state list if there is one.
- Note the cancellation terms and how a refund is figured.
